Operations Manager – Boss Furnished Rentals | Durham, NC

We're seeking an experienced Operations Manager to oversee and help streamline the day-to-day operations of our established furnished rental and Airbnb business based in Durham, NC.

This hands-on, dynamic role is ideal for someone who thrives in a fast-paced environment and is excited to grow with an expanding company. We're actively integrating AI tools and building out a system of virtual agents to streamline operations, and this role will be integral to that transition as we continue to grow and evolve. As we also branch into commercial real estate and land development, this position offers significant opportunities for professional advancement.

Position Details:

  • Type: 1099 Independent Contractor
  • Schedule: Semi-flexible hours; some evenings and weekends required
  • Work Location: Primarily in person, with the opportunity to transition to partial remote work over time

Qualifications:

  • 1–2+ years of management experience in hospitality or property management, or a relevant degree in one of those fields
  • Strong written and verbal communication skills
  • Excellent organizational, time management, and problem-solving abilities
  • Detail-oriented, reliable, and results-driven
  • Assertive and proactive with a positive, can-do attitude
  • Works well with a direct communication style
  • Comfortable in a fast-paced and evolving environment
  • Tech savvy with the ability to quickly learn new software, tools, and mobile apps including AI platforms
  • Interest in or experience with AI tools, automation, or workflow optimization is a strong plus
  • Must pass a background and criminal check

Key Responsibilities:

  • Oversee daily operations across a portfolio of short-term rental properties
  • Conduct regular inspections and meetings with team members for inventory and quality control
  • Promptly and professionally resolve guest issues
  • Manage a team of cleaners, virtual assistants, handymen, and subcontractors including AI-powered virtual agents as we build them out
  • Hire and train new team members and contractors as needed
  • Coordinate repairs, maintenance, and renovations
  • Maintain strong communication with vendors, property owners, and guests
  • Execute the setup of new furnished rental listings
  • Develop, document, and refine processes to streamline and scale the business, including helping identify where AI tools and automation can reduce manual work
  • Assist with other real estate projects and deals
  • Support various administrative and special projects as needed
